Opportunity Summary:
We are seeking a Project Manager to oversee a large commercial new build project, specifically a Community Center. The role involves reporting directly to the Project Director and managing various aspects of the project to ensure successful completion. Key responsibilities will include coordinating teams, managing timelines, and ensuring adherence to budget and quality standards.
Scott Construction Group is seeking a Project Manager to oversee a large commercial new build, specifically a Community Center, in Vancouver, BC. This full-time, permanent position reports to the Project Director and involves managing the project lifecycle, ensuring profitability, and adhering to schedules.
Key Responsibilities:
- Oversee the entire project lifecycle, ensuring profitability and schedule adherence.
- Engage in business development activities, including proposal submissions, interviews, presentations, and client/consultant relationship management.
- Collaborate with the site team to develop project plans, engineering methods, and monitor project schedules.
- Develop recovery strategies when project schedules or budgets are at risk.
- Understand and enforce prime contract and subcontract responsibilities.
- Negotiate and issue subcontracts and major purchase orders, monitoring their progress and schedules.
- Work with the accounting department to ensure accurate and timely project accounting.
- Prepare and issue progress applications to the owner according to established schedules.
- Review and approve subcontractor applications for payment and expedite owner payments within contract terms.
- Process all change orders, including negotiating and assessing cost and schedule impacts.
- Manage all aspects of project close-out, including archiving documents, maintenance and warranty manuals, deficiencies, and warranty work.
- Participate in tender closings when requested.
- Supervise, mentor, coach, and train project personnel.
- Establish and maintain positive relationships with external and internal clients, representing the company at industry functions and events.
- Model the company’s values.
Qualifications:
- Minimum of 5 years of Project Management experience on commercial projects with expenditures of at least $50 million.
- University or college diploma in a relevant construction or engineering program.
- Strong computer skills, including experience with MS Office, scheduling, and project management software like Procore.
- Experience with various contract forms and delivery methods.
- Sound knowledge in reviewing and negotiating contracts for construction projects.
- Strong technical, business, financial, and legal acumen.
- Effective communication skills.
