This critical role will lead all financial aspects of the organization — from internal reporting and forecasting to investor relations and real estate development modeling.The VP Finance will play a hands-on role in driving financial strategy, enabling sustainable growth, and ensuring sound fiscal management across our operating communities and new developments.This is an exciting opportunity for a senior finance leader with expertise in real estate development, senior living, healthcare, or hospitality to join a purpose-driven organization during a time of expansion and evolution.Key ResponsibilitiesStrategic Finance & Leadership

  • Provide expert financial insight to guide business planning, development, and operations.
  • Lead financial due diligence and modeling for acquisitions and new builds.
  • Oversee all banking relationships, credit facilities, and investor financial communications.
  • Support President in capital strategy, transaction structuring, and board/investor reporting.

Operations, Compliance & Reporting

  • Oversee accounting, reporting, internal controls, and budgeting for all legal entities.
  • Direct cash flow forecasting and liquidity planning across the enterprise.
  • Ensure compliance with relevant financial regulations, tax standards, and audit requirements.
  • Manage all CRA audits, HST assessments, and financial risk mitigation measures.

Team Leadership

  • Lead and develop a high-performing finance team, fostering accountability and growth.
  • Supervise department heads in Accounting and Financial Planning & Analysis.
  • Build collaborative relationships with peers in Operations, HR, and Development.

Qualifications

  • CPA designation (CA, CMA, or CGA) and university degree in Finance, Accounting, or Business.
  • 7–10+ years of progressive leadership experience in finance, with a track record in:

▸ Real estate development or construction financing
▸ Senior housing, healthcare, or hospitality sectors
▸ Managing investor or lender relationships * Strong financial modeling, forecasting, and reporting skills.

  • Skilled at navigating complex organizational and multi-entity financial structures.
  • Advanced Excel and ERP/financial systems experience.
  • Excellent communication, leadership, and project management skills.
  • High standards of professionalism, ethics, and fiduciary accountability.
  • Valid driver’s license and ability to travel occasionally.

Working Conditions

  • Hybrid schedule: 3 days on-site in North York, 2 days remote
  • Some travel to VIVA Communities, lenders, and project partners
  • Extended hours as needed during budgeting, audits, and capital projects
